Our niche is the timely identification of off-market real estate and corporate assets capable of generating recurring rents from a user-base of top-tier clients. We examine the quality of the near term revenue drivers, review with partners a vertical assessment of the proposed investment, pinpoint it's core competency, brand equity and the assets position in the marketplace. Then participate in developing the investment rationale with a focus on how and when to exit; leading us to engineer the acquisition strategy.
Our investment decisions typically include the following:
Exit – We seek to fund investments that offer realistic, and multiple exits.
Value-Added Strategy – We like to co-invest with high value-add partners on purchase or provide funding for identified contract rents or rising revenues from an existing customer base.
Opportunistic Strategy – Creating an opportunity by delivering cash or certainty of close in a short period of time.
Buy Below Replacement Cost – we are able to be aggressive on purchase terms and provide capital to assets at or below replacement cost.
Financial Engineering – Yes we can engineer the capital stack and get financing on the best transactional terms available in the marketplace, however to provide certainty of close, cash works best.
Due Diligence - We use third party underwriting and diligence firms that we have selected and have been approved by our partner investors.
